President of Midlothian Economic Development, Kyle Kinateder, presented a potential tax abatement agreement with the owners of about 54 acres, Old Fort Worth Road, LLC, to the Ellis County Commissioners Court on Tuesday, Aug. 9.
Kinateder said tax abatements are tools that can be used to “grow our economy in the long run.” He went on to say this agreement will be a partnership with the company where both parties are benefited.
Home Zone Furniture, a family-owned furniture company with more than 15 stores in Texas and Oklahoma, wants to build its national headquarters and a warehouse distribution center on the property, which is located on Old Fort Worth Road in Midlothian.
The tax abatement agreement on real and personal property would be an eight-year agreement with Home Zone Furniture. In the first four years, the company will pay 55% and 45% the last four years. In the terms of the agreement, it would have to construct a new space of at least 700,000 square feet and comply with the city’s development regulations. The improvements on the property are an estimated $55 million.
President of Home Zone Furniture, Jason Adams, said they began the process two years ago to look for a location for their national headquarters and kept coming back to Midlothian.
“There’s just a lot of great things about it (Midlothian),” Adams said. “This is clearly the biggest decision we’ve ever made in the history of our company.”
He went on to explain how he is excited because he will be living in the area and contributing to the community. Adams said he has met with the Midlothian ISD superintendent, where he learned 50% of Midlothian graduates from high school do not pursue a college degree.
“That actually works real well in our system,” Adams said. “We’re really unique in that way. I myself do not have a college degree. We’re very excited about tapping into that pool and working them on a lot of levels.”
Home Zone will bring 100 to 150 open job positions to Midlothian including warehouse and headquarter roles. The positions come with full benefits including health, vision, vacation and 401(k). The positions include:
• Administrative Department – 10 to 15 employees – $50k to $150k salary
• Marketing Team – 5 employees – $50k to $120k salary
• Buying Department – 3 employees – S70k to $110k salary
• Design Team – 8 employees – $50k to $120k salary
• Assembly Team – 10 employees – $50k to $75k salary
• High-skill Artisan Refurb/Repair Department – 20 employees – $50k to 80k salary
• Warehouse Management – 5 employees – $70k to $110k salary
• Warehouse Workers – 40 employees – $40k to 60k salary
The tax abatement will be voted on by the Ellis County Commissioners Court at its meeting Tuesday, Aug. 23.
