P&Z approves housing development on Howard Road

During its Tuesday, Sept. 27, meeting, the Waxahachie Planning and Zoning Commission unanimously approved a plat for Levante Partners.


The plat comprises 150.59 acres, which includes 121 single-family lots and four open spaces lots and is located on the west side of Howard Road across from 3175 Howard Road.


Senior director of planning Jennifer Pruitt said there were initially safety concerns with the proposed access points. According to city staff, the topography and the curve of the road limited the sight distance for the second access point, making it dangerous for entering and exiting the property.


Since the issue was recognized, Pruitt said the applicant revised the plan to have a single point of access. In the future, they will have a second access point to the south through the proposed Hightower development.


“This particular item has been reviewed at great length with the fire department, as well as public works and engineering,” Pruitt said. “Staff is acceptable to the solution that the applicant has provided.”


The matter will now be presented at an upcoming city council meeting.
